Initial interview.
First of all, we would like to get in touch with you. We would be happy to schedule an introductory meeting with you, in which we discuss your housing requirements and our services.
This meeting can take place at your home, at our office or at another desired location.
Search profile.
To get a good idea of exactly what you are looking for, DAAN will draw up a search profile together with you, in which you indicate your housing wishes and requirements.
Communication.
DAAN is aware of the importance of good communication and personal guidance in the purchasing process. We therefore set up a WhatsApp group with you, the broker and the office staff.
The advantage of the WhatsApp group is that we can keep each other well informed. You can therefore easily ask questions and you can share the homes you have found that you wish to view in the group app, so that our office staff can schedule the viewings at the selling party.
Search together.
The search is a collaboration. We keep an eye on the new offer every morning and have a lot of contact with our con colleagues. We will forward properties that we find suitable for your search profile to you via our WhatsApp group, but you can also send us the properties you have found in the WhatsApp group. We will schedule the viewings with the selling broker for the properties you wish to view.
Viewings.
DAAN will accompany you, preferably to every viewing. Because DAAN goes along with every viewing, you can act immediately if you are seriously interested. As a result, no time is lost.
During the viewing, DAAN checks the condition of the house. After the viewing, we discuss the findings. If there is a reason for doubt, we will discuss it and possibly a follow-up examination by a specialist company will be advised.
Then DAAN will get to work for you with the background information and the calculation.
DAAN examines, among other things, the cadastral data, whether there is a zoning plan, an association of owners or other matters that could influence the purchase. If all these matters are clear, DAAN will discuss the findings with you.
In addition, DAAN makes a calculation of the house in order to advise you on a realistic proposal to purchase the house.
(Unfortunately, it is not always possible that we can come along, but we do our best to schedule the viewing appointments in such a way that one of our brokers can come with you. If we cannot be present at the indicated time, we will try to arrange a follow-up make an appointment with the selling estate agent, to have seen the property yourself)
The negotiation.
Following the visit to the house, DAAN will start with the calculation.

DAAN will discuss with you what a realistic offer is, and then make it on your behalf.
In order to negotiate successfully, it is necessary to be aware of all the rules and regulations that apply to the purchase of real estate. As a purchase broker, DAAN has extensive experience with this and is not emotionally involved in the process, which means that DAAN can objectively negotiate the best possible price for you. But of course you are the one who has the last word in the negotiations about the purchase of the house.
DAAN maintains contact with the selling party throughout the entire process and ensures that you are kept informed of the situation at every step. You will be consulted about the steps that will be taken during the negotiation.
DAAN acts on your behalf, and will therefore never operate “on its own”.
The contract.
When the negotiations go well and there is an agreement with the selling party, a preliminary purchase contract is drawn up by the selling broker. DAAN carefully checks this agreement for you, so that you can be sure that all agreements, exceptions, possible problems and any resolutive conditions are on paper.
DAAN will go through this provisional purchase contract with you before signing it.
Deadlines.
DAAN keeps an eye on all contractually set deadlines, subject to financing and the provision of the deposit or bank guarantee for you.
DAAN also maintains contact with your financial advisor, in order to stay well informed of the state of affairs.
The notary.
After all conditions have expired and you have received approval from your mortgage provider, we can go to the notary on the agreed date.
Before we go to the notary, the house is visited one more time by all parties together. During this visit, we check together whether the selling party has complied with all agreements and whether the house is in good condition.
If it appears during this inspection that certain conditions have not been met, or that items have been removed that you agreed to take over, DAAN will immediately take action to solve these problems. During this check, the meter readings for, for example, district heating, gas, light and water are also recorded.
After determining any changes, we go to the notary, where you sign the deed of delivery and receive the keys.
Aftercare.
DAAN is also there for you after the transfer at the notary. Not only to hear how satisfied you are with the service, but also if, for example, you have lost your meter readings or if you have encountered a possible defect.
